You have chosen a unique place to stay!  the Porcupine bed and breakfast offers an experience that is different from a standard hotel. 

  • Room rates are per night and include a full breakfast for two.
  • All rooms rented with private baths.
  • Well behaved dogs and children can be accommodated in a limited capacity.
  • There is a friendly dog onsite that does not have free run of the Inn, Beta loves other dogs and people.
  • Due to the liquor license application, children cannot be in the common areas of the Inn while liquor is served.
  • We ask that you check-in after 3:00 pm, and observe our check-out time of 11:00 am
  • Holiday and special event rates apply.

Cancellation Policies

STANDARD CANCELLATION POLICY: Minimum $25 applies to all cancellations regardless of the cancellation date. If you cancel more than two weeks prior to your arrival date, the fee is $25. If you cancel two weeks to 24 hours prior to your arrival date, you are responsible for 50% of each of those nights not rebooked. If you cancel within 24 hours, the first cancelled night is non-refundable.  The policy applies to shortened stays. If you shorten your stay during occupancy, the cancellation policy applies plus one night is non-refundable. Blocks of room cancellation policies may vary.

SHORTENED STAYS: If a one week reservation is shortened, the rate reverts to the appropriate nightly rate.

PRORATED RATE: Weekly and monthly rates are prorated for extra days.

ONE NIGHT CANCELLATION POLICY: Must be paid in full in advance and is non-refundable.

Other Policies

CLEANING SERVICE: Rooms refreshed at the guest's request. At no point will someone enter your room if on the doorknob is hung a "do not disturb" sign. Towels and sheets replaced after your third night.  Towels, hand towels, washcloths, or makeup removal cloths are always available as needed. As we try to be kind to the environment, soiled items left on the bottom of the tub will be replaced. Rehung items will not. Should you require anything, please ask.

DISTURBANCE: Please enjoy the Inn, but be aware of other guests. Quiet time is 10pm to 8am. If your group has rented the entire Inn, you decide the quiet time.

ACCESSIBILITY: The innkeeper may enter the room during the day or early evening when there is a concern for the unit and at any time when there is an emergency. For monthly stays the owner or agency may enter the room/unit to show it to a prospective guest with a 24 hour notice.

RATES/ROOM: Posted rates are for double occupancy. The Inn is for guests only  

MAXIMUM NUMBER OF OCCUPANTS: Your rate is based on the number of guests on your confirmation. All rooms and suites allow only double occupancy.  

KEYS: There is a $50 fine for any set of missing keys. If keys are missing when you arrive, please contact the innkeeper immediately so that you are not held responsible.  

SMOKING: Smoking is not permitted anywhere on the property. We take this very seriously. Extra charges will be incurred if this policy is not honored. The charges are based on the fee for professional smoke cleaning services plus a fee for loss of business due to inability to rent rooms.

Additional Important Information

PAYMENT PROCEDURES: We require a deposit equal to 50% plus any applicable taxes or fees. Full payment is required upon arrival. We accept MC and Visa. We require a credit card to make a reservation.

PARKING: Parking for your vehicle is clearly marked by the name of your room on an exterior sign.  You are welcome to park your bicycle outside as well, but we do not offer inside bicycle parking.  

TV AVAILABILITY: There are no televisions on the premises.  Please go unplugged, or if you cannot...


ELEVATOR: There is no elevator, and the guest rooms are on the second floor.

LUGGAGE SERVICE: So sorry, we do not have luggage service
